this is a cool site I found.

Hello Andrew,

Thank you for the e-mail. It's an interesting story.

I'm going to be frank with you right now. "Real estate webmaster websites" (of which this person uses) costs between $5,000 and $10,000.

You say this person is not very popular in the real estate community? I can understand that. Because he's bucking the trend.

He's doing something "out-of-the-box". He's taking up and taking away money from the old guard.

If you want to compete with this guy you've got to beat him at his own game!

Most real estate agents, including yourself, are not willing to actually put some money out in the beginning (building your site.. he paid 5-10k) and in the end (cash back to the buyer) of the transaction!

Notice all the newspaper businesses are going out of business because they are not willing to get with the program! (the program is that people get news for free, and more fresh on the internet.. same w/ radio.. people can hear music on the internet w/ out commercials)

Here's the program: Be awesome!

AWESOME means if you get a call from someone saying they're getting a rebate.. Match it!

You can either match their best deal or you can get nothing and lick your pride all the way to the poor house.

When this kind of thing (people going to some other bargain broker) happens you're dealing with a person who's already seen this guy, so you've got a be just as aggressive! Offer that plus a free ipad if the deal is over 500k be very agressive.. matter of fact : you should offer an ipad if a buyer uses you.. It should be on your homepage! In my opinion most agents are idiots, accounting for the 50-70% failure rate in the first year..

Cash back is great. But only offer it if someone brings it up! It's either that or zero dollars... They brought it up because they've already found someone doing that...

I have no problem breaking out all the builders w/ their own profile pages. I can match the work of any other company on the Internet. But you got to put up the money design on the time to work for free.

Thanks for the e-mail and I hope this helps!

Wayne,

There's this cat named Mike Askins and he owns Askins Realty Group in nearby McKinney. He owns this website named www.mckinneyhomerebate.com and has been KILLING IT for the last eight years. Basically, he's been kicked out of the best builders because of the havoc he sows with other Realtors through his rebate program. He trolls for new home buyers with his promise of giving the buyer back many thousands of $$ at closing thru Realtor bonuses. Example: You've been working with a buyer from Toledo for the past 11 months. Two trips to town, meals, schlepping, emails, searches, etc. You narrow it down to the last home and prior to the meeting to write the deal, you get a call from the buyer asking what rebate you're giving them. You say "what do you mean". They've been on the internet and have seen Mike's sites since he comes up in the top three searches for each new home builder. If you're not ready to fork over $$$$$$$, then they simply write the deal with Mike.

He's in the grey area but has become very successful thru the internet. His site is the most comprehensive and highest ranking I've seen. There's a box farther down on the right side with ten or so new home builders. Do a search for any of them in Dallas and you'll see him pop up in the top 2 or 3 results.

While winning a trip to Spain three years back, he was with the private group that had a black-tie dinner reservation at the National Museum of History in Pamplona, Spain.
Dude showed up in shorts and a t-shirt. He's loathed by all in the business, but has the most effective presence out there.

How can we work to get a ranking as high as his in searches for these builders? I wouldn't mind copying much of what he's doing...Supposedly, he's being run from a service out of Houston, last I heard.

Thoughts?

Thank you,
